KHB initiates land acquisition for mega township near Kengeri

Bengaluru: The Karnataka Housing Board has initiated the land acquisition process for a large-scale international-standard township project near Kengeri Hobli. The proposed township will be developed across 500 acres near B.M. Kaval and surrounding villages.
According to senior officials, the project has already received approval from the state government. The township is planned as a modern, integrated urban space featuring a commercial hub, high-rise residential complexes, an IT centre, entertainment zones, clubhouse facilities, and swimming pools.
Architects have been appointed to prepare the Detailed Project Report (DPR), and work on the master plan is currently underway. Officials indicated that the land acquisition process is expected to be completed within two months.
The project will cover land parcels in B.M. Kaval, Chinnakurchi, Vasanthanahalli, Devagere, K. Gollahalli, and parts of Bidadi Hobli, including Kodiyala and Karenahalli villages. The land will be acquired under a 50:50 partnership model, where farmers will be allotted 50 percent of the developed land as residential sites.
To encourage landowners, the board plans to provide an advance payment of ₹30 lakh per acre. Verification of land documents is currently in progress, and funds will be transferred to farmers upon completion of due diligence.
The total cost of the project is estimated at ₹1,066.50 crore, which will be fully funded by the Housing Board without financial assistance from the government. The approval comes with conditions that any increase in land area or project cost will require cabinet clearance.
Officials noted that this will be the first township project undertaken by the board. Once completed, residential plots and flats will be allotted to the public. Pricing details are yet to be finalized and will be announced after all procedures are completed.
The township will include 2 BHK and 3 BHK apartments, alongside commercial and IT infrastructure. Companies will be encouraged to set up offices within the township, allowing employees to live close to their workplace. Facilities such as clubhouses and recreational amenities are expected to enhance the quality of life for residents.
Revenue generated from commercial and IT spaces will remain under the control of the Housing Board, ensuring a steady income stream. Discussions are ongoing regarding demand assessment and project feasibility, with authorities aiming to finalize plans at the earliest.
