Shivaram Karanth Layout Landowners Get Relief as Plot Rate Cut to Rs 20 Per Square Foot
Farmers who gave land for Bengaluru Shivaram Karanth Layout have received relief after the government directed BDA to reduce their plot rate from Rs 50 to Rs 20.
Landowners who surrendered property for the development of the Dr K Shivaram Karanth Layout in Bengaluru have received a major relief from the Karnataka government. The Bangalore Development Authority has been directed to reduce the price of plots allotted to the original landowners and farmers.
The earlier rate fixed by the BDA was Rs 50 per square foot. Farmers and landowners had raised objections to the price, arguing that the rate placed an additional burden on people who had already given up their land for the layout project.
Responding to their concerns, Chief Minister DK Shivakumar held discussions with senior BDA officials and representatives of the affected landowners. Following the meeting, he instructed the authority to bring down the plot rate to Rs 20 per square foot for eligible original landowners.
The reduced rate is specifically meant for farmers and original landowners who contributed their land to the layout. It will not apply to plots being sold or allotted to the general public and private buyers. The decision is therefore expected to provide direct financial relief to those whose land was acquired for the project.
The government has also started handing over plot documents to eligible landowners. During a programme held at the UR Rao Bhavan at Nehru Planetarium in Bengaluru, Shivakumar distributed plot documents to more than 600 farmers and landowners.
The Shivaram Karanth Layout has been developed across around 3,069 acres covering 17 villages in northern Bengaluru. These include Avalahalli, Ramagondanahalli and Jarakabande Kaval among the areas associated with the project.
According to the government, around 3,200 landowners and farmers contributed land for the layout. A total of 34,992 plots of different sizes have been planned within the development. Around 18,000 plots have been earmarked for the farmers and landowners who provided land for the project.
The latest decision is significant for landowners who had been waiting for clarity on the benefits linked to the land they contributed. The reduction from Rs 50 to Rs 20 per square foot is expected to make the allotted plots more affordable for eligible beneficiaries.
The plot document distribution programme was attended by Bengaluru Urban Development Minister Krishna Byre Gowda, legislators S Muniraju and SR Vishwanath, along with other officials and public representatives.
The government has indicated that the focus remains on protecting the interests of the landowners while ensuring that the layout development moves forward. For the farmers who have been seeking relief over the plot pricing, the revised rate marks an important change in the rehabilitation and allotment process.
