B Khata To A Khata Deadline Ends As Thousands Of Property Owners Seek More Time

The deadline for converting B Khata properties into A Khata in Bengaluru has ended, leaving a large number of property owners uncertain about what happens next. The conversion drive was introduced under the governments Bhoomi Guarantee initiative through the Nanna Khata Nanna Hakku programme.

The biggest concern for applicants is the gap between the number of properties eligible for conversion and the number that have actually received A Khata status. Bengaluru is estimated to have around 7.50 lakh B Khata properties, but only a fraction of owners have completed the conversion process.

Only 20,000 Properties Receive A Khata

Around 90,000 property owners are reported to have submitted applications for A Khata conversion. However, only about 20,000 properties have reportedly received the document so far.

More than 60,000 applications are said to remain pending with the Greater Bengaluru Authority. The delay has added to frustration among owners who expected their applications to be processed before the deadline.

The situation has become particularly difficult for people who faced technical problems while trying to apply online. Several property owners reportedly struggled with website and server issues during the application period.

Server Problems Add To Property Owners Concerns

Technical difficulties with the GBA website became a major issue as the deadline approached. Applicants complained that they could not complete the process because of server problems and limited infrastructure.

The government had initially proposed a fee equivalent to five percent of the guidance value for the conversion. Following objections from the public, the fee was reduced to two percent, which subsequently led to an increase in applications.

However, property owners say the reduced fee was of little help to those who could not complete the process because of technical difficulties and administrative delays.

Full Fee May Apply After Deadline

With the deadline now over, property owners who seek B Khata to A Khata conversion in the future may have to pay the full applicable fee. GBA Chief Commissioner Maheshwar Rao has reportedly clarified that the reduced fee was linked to the special conversion initiative.

This has raised concerns among owners whose applications are still pending. They argue that they should not be penalised for delays caused by technical problems or administrative processing.

Many are now asking the government to extend the deadline so that pending applicants can complete the conversion process under the existing fee structure.

The key question now is whether the government will provide another opportunity. For thousands of Bengaluru property owners, the decision could determine whether they can complete the A Khata conversion without facing a significantly higher financial burden.
