E-khata download goes fully online in Bengaluru; 13 lakh property owners to benefit

 

Bengaluru: In a major push towards digitisation and citizen convenience, property owners in Bengaluru can now download their e-Khata online using their SAS property tax ID, eliminating the need for physical visits to municipal offices. The initiative is expected to benefit nearly 13 lakh users across the Greater Bengaluru Area (GBA).

According to officials from the Greater Bengaluru Authority, the new system has been activated across five city municipal corporations within the GBA limits. Property owners can now access their e-Khata documents instantly by logging into the official portal using their registered mobile number and OTP authentication.

Authorities said citizens simply need to visit the BBMP e-Aasthi portal, enter their Self-Assessment Scheme (SAS) property tax ID, and download their e-Khata without any delay. The move is aimed at removing long-standing issues such as bureaucratic delays, dependence on intermediaries, and repeated office visits.

Officials emphasised that the new facility also removes the need to search for e-Khata documents using property owner names, simplifying the process further. Since the entire system is online, residents can complete the process from the comfort of their homes.

GBA Chief Commissioner M. Maheshwara Rao stated that citizens will also receive SMS or WhatsApp notifications with a direct download link to their registered mobile numbers in the property tax system. This is expected to make access even more seamless and user-friendly.

The e-Khatas will initially be issued based on existing records in an “as-is” format. However, to complete the process for legal transactions such as property registration, sale, or transfer, property owners will need to update additional details online. These include Aadhaar-based e-KYC, registered sale deed information, GPS-based property details with photographs, and BESCOM ID where applicable.

Officials highlighted that a valid Khata document is crucial for property-related transactions. Without it, property owners may face difficulties in paying property taxes, transferring ownership, availing loans such as top-up or resale loans, or even gifting property.

Recognising these challenges, the Greater Bengaluru Authority has introduced this streamlined digital solution through its e-Aasthi platform. The move is seen as a significant step towards improving transparency, reducing corruption, and enhancing ease of access to essential civic services.

With this initiative, Bengaluru joins the growing list of cities embracing digital governance to simplify administrative processes and improve citizen experience.
