
Property owners in Bengaluru may soon find it easier to handle several khata related services online as the Greater Bengaluru Authority prepares to introduce its upgraded e Aasthi 2.0 system.
The new platform is scheduled to begin offering its first set of services from September 21. The initiative is aimed at reducing complications in property related applications and making the overall process more transparent for citizens.
According to the GBA, e Aasthi 2.0 is an upgraded version of the existing digital property system, which has already helped deliver more than 25 lakh e khatas online. The authority is now expanding the platform with additional features and a more user friendly interface.
One of the main changes will be the availability of several important property services through a single online platform. Instead of dealing with separate processes, citizens will be able to access the services included in the new system from one place.
The first phase will include the conversion of a draft e khata into a final e khata. Citizens will also be able to receive a final e khata along with the mutation process through the upgraded system.
Integration with the KAVERI system is another significant feature. The direct connection between the two systems is intended to make property mutation related work smoother and reduce the need for repeated manual processing.
Applicants will also get an online facility to check the progress of their applications. The status tracking feature is designed to give citizens more visibility into where their application stands instead of requiring them to repeatedly contact offices for updates.
Another service being introduced in the first phase is the conversion of B khata to A khata, subject to the applicable rules and eligibility requirements.
The authority plans to expand the platform further after the initial services are introduced. New khata registration is among the services expected to be added during a later phase.
The future expansion is also expected to cover bulk khata processing for apartments and multi storey buildings. This could be useful in situations where several properties within a development require khata related processing.
Corrections to complete or final e khatas are also planned as part of the next stage. Other proposed services include the division and merger of sites, giving property owners additional digital options for handling changes to their property records.
Automation is expected to play a major role in the upgraded system. By moving more processes online, the GBA aims to reduce manual intervention and make applications easier for citizens to follow.
For property owners, the ability to monitor an application online could be particularly useful. Delays or uncertainty over the progress of an application can often make property related transactions more difficult, so a digital tracking facility could provide clearer information.
The KAVERI integration is also expected to be important for mutation related applications. Linking the systems directly could help information move between the relevant services without requiring citizens to repeat the same steps.
GBA Chief Commissioner M Maheshwar Rao has described the upgraded platform as a step towards making e khata services simpler, more transparent and more convenient for citizens.
The launch will initially focus on a limited set of services rather than making every proposed facility available at once. More features are expected to be introduced gradually as the system expands.
The phased approach means property owners may see additional services added to the platform over time. The planned expansion covers several common requirements, including new khata registration, corrections and changes involving property divisions or mergers.
The move comes as Bengaluru continues to shift more civic and property services towards digital platforms. For citizens, the usefulness of e Aasthi 2.0 will largely depend on how smoothly applications are processed and how clearly the online system communicates each stage.
With the first services scheduled from September 21, property owners can expect the upgraded platform to become another important channel for handling eligible khata related requirements online.
